A development of 38 private and affordable residential units in a sub-urban context close to Ipswich town centre. The site has dramatic changes in level, a large number of protected trees and currently accommodates two substantial properties. The scheme combines a number of terraced and standalone dwellings of contemporary design on a looped access road that promotes permeability. Despite initial consultation with the LPA that enthusiastically supported the development the application was later withdrawn due to an unfortunate and questionable change in stance that effectively prohibited any development of the site.
